Palladium USA continues the strategic expansion of its mixed-income portfolio with the unveiling of Palladium Cockrell Hill Senior Living, a $34 million investment in high-quality, mixed-income housing.
The new community will offer 120 residences for seniors aged 62 and older, featuring one- and two-bedroom floor plans. Of the 120 homes, 88 will be income-restricted for households earning between 30% and 80% of the area median income (AMI), while 32 homes will be market-rate.
Palladium Cockrell Hill Senior Living will be a four-story, elevator-served community designed to meet the needs of our senior residents. The building will have interior corridors and thoughtfully arranged common-area amenities, including a resident clubhouse, fitness center, business center, conference room, movie theater, multipurpose room, leasing office, resort swimming pool with a ramp, dog park, and a pickleball court, all promoting connection and wellness. Interior home features will include energy-efficient appliances, modern cabinetry, walk-in closets, a granite kitchen island, dual sinks in bathrooms, and accessible layouts. The exterior architecture will showcase an upscale traditional look, while the interior design will focus on comfort, safety, and convenience.

Palladium Cockrell Hill Senior Living was designed by Cross Architects, with Pavilion Construction serving as the general contractor in partnership with Operation Community Care Living (OCC Living). OCC Living will spearhead the community's resident enrichment programming, offering a suite of services designed to enhance the daily lives of every senior at Cockrell Hill Senior Living.
Financing included an $11.5 million HUD 231 loan, $16.8 million in tax credit equity provided by Regions Bank, and a $5 million HOME loan from the City of Dallas. The community was awarded 2024 9% Housing Tax Credits by the Texas Department of Housing and Community Affairs (TDHCA).
The 5.15-acre senior community is located at 4220 Blue Ridge Blvd., Dallas, TX 75236, providing residents with convenient access to major roadways, healthcare providers, retail centers, and community services. The location offers a well-connected setting for seniors seeking comfort, access, and affordability in the Dallas-Fort Worth Metroplex. Preleasing is scheduled to begin in the fall of 2026, with first units expected to deliver in early 2027.
